How do I apply?

It’s simple:

  • Be 35+ and a U.S. citizen

  • Become an Elite Member

  • Choose your path (Rise, Max, or Legacy)

  • Pay your Enrollment Fee to unlock your spot

From there, you’ll begin your personalized pathway with workshops, events, and support.

Who can apply to The Village?

The Village at Polk City is for women who are ready to claim financial freedom and secure a future built on stability and connection. To apply, you must be:

  • 35 or older

  • A U.S. Citizen

  • An Elite Member of The Bond Maker

Once your application is approved, you’ll pay your enrollment fee and choose from three empowering paths:

Elite Rise – A guided pathway with workshops, accountability circles, and step-by-step support to help you become mortgage-ready.

Elite Max – Added perks, quarterly events, and personalized financial guidance designed to fast-track your journey to a bondnest.

Elite Legacy – Lifetime placement protection, exclusive retreats, and benefits you can even pass on to a loved one.

What happens if I don’t qualify for a mortgage?

Not every woman is ready on day one—that’s why we offer support through workshops, financial guidance, and community events. If you’re not mortgage-ready yet, your tier helps you build the skills, savings, and confidence to get there.

Are the fees refundable?

No. All entry and annual fees are nonrefundable. These fees cover your access to workshops, events, financial tools, and your place in The Village at Polk City community, whether or not you move forward with a bondnest.

How much does a bondnest cost?

bondnests range from $70,000 to $190,000 and can be customized. We’ve designed pricing to make homeownership accessible, flexible, and empowering.

Is there an HOA fee?

Yes. Each bondnest is part of a larger Village community. The HOA fee is estimated at around $35/month and covers shared amenities, community upkeep, and lifestyle perks.

How does the monthly mortgage payment work?

Your bondnest is designed for a mortgage payment at or below 30% of your income, keeping housing affordable and freeing up money for travel, wellness, and living life on your terms. Payments are made directly to our lending partners once you’ve been approved.

What’s the timeline from application to moving in?

Most Elite Rise members will complete their Pathway to Homeownership in 12–24 months, depending on credit, savings, and personal readiness. Once you qualify, you’ll be matched with available bondnests as they are built. Elite Max and Elite Legacy Members are not required to complete the Pathway to Homeownership.

What income and credit requirements do I need?

There are no income or credit requirements to enroll. However, when it’s time to build your bondnest, you’ll need to qualify with a lender or pay in full. While exact requirements vary by lender, most aim for a credit score of 680+ and sufficient savings for a down payment or closing costs. We’ll guide you along the way so you feel confident and prepared.
